The role of the syndic is to represent property owners in the management of the co-owned building or property.
The syndic is, in the first place, the person who executes the decisions of the owners’ association (assemblée générale). He also organizes annual meeting of owners’ association.
The syndic also takes care of the day-to-day management of the building (common parts). For example he ensures that heating fuel and water filters are ordered and delivered on time. He also executes any urgent work related to day-to-day management.
The syndic keeps accounting books and establishes proposal for the annual budget of owners’ association.
The syndic takes care of insurance and other contracts for the building.
To become professional syndic, the syndic is required to obtain professional certification (follow courses and pass the exam).
